Overview

Wolfeboro bills itself as "The Oldest Summer Resort in America," a nod to its long history as a lakeside retreat on Lake Winnipesaukee in Carroll County. The town's classic New England downtown sits directly on the water, with a harbor that has anchored its identity since the 19th century.

An active marina culture, town beaches, and the historic Winnipesaukee Belle cruise boat draw visitors throughout the summer, while independent shops and restaurants along Main Street maintain a small-town feel even during peak season. The town's economy leans heavily on tourism, hospitality, and seasonal recreation.

Wolfeboro's population shifts noticeably between winter and summer, with many properties owned by seasonal residents and retirees. Businesses often scale back operations in the off-season, and summer weekend traffic on the town's two-lane roads is a regular seasonal challenge.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
