Overview

Pittsfield is a small mill town in Merrimack County along the Suncook River, with a compact downtown built around former textile mills. The town's rural surroundings contrast with its historic industrial core.

The Suncook River powers a series of falls through the center of town, and Pittsfield's downtown includes a mix of civic buildings and small businesses working to fill former mill spaces. The town's location keeps it within reach of both Concord and the Lakes Region.

Housing in Pittsfield remains affordable, drawing families and first-time buyers priced out of more expensive nearby communities. The town continues to navigate the economic transition common to former mill towns in central New Hampshire.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
