Litchfield

Hillsborough Countyβ€’Merrimack Valleyβ€’Population: 8,478

Overview

Litchfield is a residential town along the Merrimack River in Hillsborough County, situated between Nashua and Manchester without a major highway running through its center. The town has intentionally limited commercial development, keeping much of its riverfront and farmland intact.

The Merrimack River defines the town's eastern edge, offering boating and fishing access, while the town's schools and low-density zoning have made it a popular choice for families. Litchfield has no downtown commercial district, with residents driving to Nashua or Manchester for shopping.

Housing here consists mostly of single-family homes on larger lots, drawing families seeking suburban space without the density of neighboring cities. The lack of commercial development keeps property taxes centered on residential services like schools.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
