Overview

Auburn is a residential town in Rockingham County just east of Manchester, built around Lake Massabesic, which supplies much of Manchester's drinking water. The lake's protected watershed has kept much of the surrounding land forested and undeveloped.

Massabesic Lake offers fishing, kayaking, and hiking trails around its shoreline, giving Auburn residents significant outdoor recreation close to home despite the town's proximity to Manchester's urban core. The town has no traditional downtown, with most shopping done in Manchester or Londonderry.

Housing in Auburn consists mostly of single-family subdivisions, drawing commuters who want easy access to Manchester's job market along with lake-adjacent outdoor recreation. The watershed protections around Massabesic have helped keep the town's density relatively low.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%.
