Understanding Equalized Tax Rates
What is an Equalized Rate?
New Hampshire towns assess property at different percentages of market value. The state publishes an equalization ratio for each municipality showing how close local assessments are to full market value. A town assessing at 64% will show an artificially high tax rate compared to one assessing at 100%.
Why Equalized Rates Matter
The effective (equalized) rate = local rate Γ equalization ratio. This produces a fair comparison across any two towns. Use the view selector above to explore other affordability metrics like rent-to-income, price-to-income, and tax burden.
