Overview

Rollinsford is New Hampshire's smallest town by area, tucked along the Salmon Falls River in Strafford County next to Dover and the Maine border. The town's compact size and mill-era history give it a distinct, close-knit character.

The Salmon Falls River and former mill buildings anchor much of Rollinsford's identity, with the historic Salmon Falls Mill now housing shops and studios. The town's proximity to Dover provides easy access to a larger city's amenities and job market.

Housing in Rollinsford remains relatively affordable for the Seacoast area, drawing families and first-time buyers who want small-town character within a short drive of Dover and the coast.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
