Overview

Rochester, the "Lilac City," is Strafford County's largest community and serves as a regional commercial center for the Lakes Region and seacoast area. Located along the Salmon Falls River, Rochester has transformed from its industrial past into a diverse economy centered on healthcare, manufacturing, and retail. Frisbie Memorial Hospital serves as a major employer and regional medical center, while the city's downtown has seen recent revitalization efforts.

The city offers affordable housing compared to coastal communities, making it attractive to families and first-time homebuyers. Rochester's school system serves about 4,000 students across multiple schools, and the city provides numerous recreational opportunities including the Rochester Recreation Area with its extensive trail system. The city's location provides convenient access to both the seacoast and Lakes Region attractions.

Rochester's community spirit shines through events like the annual Lilac Festival, one of New England's oldest floral celebrations. The city's mix of urban amenities and small-town affordability appeals to those seeking value and community. With ongoing downtown development and a commitment to economic growth, Rochester offers opportunities for both residents and businesses seeking a central location with room to grow.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
