Overview

Newton is a small town on the Massachusetts border in Rockingham County, built around Country Pond, which anchors much of the town's recreational life. The town's rural character has gradually given way to residential subdivisions as commuters from the Boston area have moved north.

Country Pond offers swimming, fishing, and boating for residents, while a modest commercial presence along Route 108 covers basic shopping needs. Newton's proximity to the Massachusetts border and I-495 makes it a practical choice for commuters.

Housing in Newton tends toward single-family homes on modest lots, with prices reflecting the town's appeal to commuters working across the state line. The pond remains the town's primary recreational and social hub.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
