Overview

Madbury is a small, rural town in Strafford County adjacent to Durham and the University of New Hampshire. The town has no traditional commercial center, functioning largely as a quiet residential buffer between UNH and the surrounding countryside.

Madbury's rural roads and farmland give it a quieter character than Durham itself, while its proximity to the university provides easy access to jobs, culture, and services. The town includes conservation land and working farms.

Housing in Madbury tends toward larger lots, drawing families and university-affiliated residents who want rural space near Durham and the Seacoast job market.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
