Overview

Farmington is a small former mill town in Strafford County, a few miles north of Rochester along the Cocheco River. The town's brick mill buildings and modest downtown reflect a 19th-century manufacturing history similar to many other river towns in the region.

Farmington's downtown includes a mix of local businesses and civic buildings, while the surrounding countryside offers rural land and several small ponds. The town's proximity to Rochester provides access to larger retail and job centers without the higher costs found closer to the coast.

Housing in Farmington remains among the more affordable options in Strafford County, drawing first-time buyers and families priced out of Rochester or Dover. The town continues to work through the economic transitions common to former mill communities.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
