Overview

Conway anchors the eastern gateway to the White Mountains in Carroll County, encompassing several villages along the Saco River including Conway village and Center Conway. The Mount Washington Valley's tourism economy runs through the town, though its character remains more residential than neighboring North Conway.

The Saco River provides swimming and tubing in summer, while nearby Cranmore Mountain and the broader White Mountain National Forest draw hikers and skiers year-round. Conway village retains a traditional New England downtown separate from the outlet shopping corridor to its north.

Many residents work in the valley's tourism, hospitality, and retail sectors, which creates a seasonal rhythm to local employment. Housing costs have risen with the broader Mount Washington Valley market, though Conway remains somewhat more affordable than North Conway itself.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
