Overview

Chester is a rural town in Rockingham County known for its well-preserved town common and surrounding 18th-century architecture. The town has intentionally limited commercial development, keeping much of its farmland and forest intact despite growing suburban pressure from nearby communities.

Chester's historic district includes several homes and civic buildings dating to the town's colonial founding, while the surrounding countryside offers hiking and horseback riding. The town has no significant retail center, with residents driving to Derry or Londonderry for shopping.

Housing in Chester consists mostly of larger-lot single-family homes, drawing families who want rural character and historic charm within commuting distance of southern New Hampshire's job centers. The town's strong sense of history is reflected in active preservation and civic organizations.

Why "Effective Rate" is a better comparison

New Hampshire towns do not all assess property at the same percentage of market value. The state publishes an annual equalization ratio for every municipality showing how close local assessments are to full market value. A town that assesses homes at only 64% of market value will show an artificially high tax rate compared to a town that assesses at 100%. Multiplying the local rate by the equalization ratio produces an effective (equalized) rate that can be fairly compared across any two towns in the state.
