About Dartmouth–Lake Sunapee

The Dartmouth–Lake Sunapee region occupies the western edge of New Hampshire, stretching from the Connecticut River valley in the north — home to Dartmouth College and the Upper Valley communities — south to the sparkling shores of Lake Sunapee. It is a region of striking contrasts: world-class academic institutions and rural working farms, ski resorts and covered bridges, vibrant college-town energy and deep New England quiet. The Connecticut River, which forms the border with Vermont, has shaped the region's character for centuries, and the communities along its banks retain a distinctive blend of intellectual vitality and agrarian tradition.

Hanover, home to Dartmouth College, is the region's cultural and intellectual anchor. One of the nation's oldest Ivy League universities, Dartmouth brings a global perspective to a small New England town, supporting a remarkable concentration of arts, dining, and cultural amenities. The Hopkins Center for the Arts, the Hood Museum of Art, and the Dartmouth-Hitchcock Medical Center — one of the largest employers in New Hampshire — make Hanover a destination in its own right. Lebanon, Hanover's larger neighbor, provides the commercial infrastructure: shopping, services, and a growing technology and healthcare economy anchored by the medical center complex.

Lake Sunapee anchors the southern half of the region and gives it its recreational identity. At 4,085 acres, Sunapee is one of New Hampshire's cleanest and most beautiful lakes, ringed by forested hills and dotted with historic summer cottages. Mount Sunapee State Park and the adjacent ski resort provide year-round recreation, from skiing and snowboarding in winter to hiking, mountain biking, and the beloved League of New Hampshire Craftsmen's Fair each August — one of the oldest and finest craft fairs in the country. Newport, the Sullivan County seat, serves as the region's commercial hub, with a classic New England downtown and a community that balances its rural heritage with modern amenities.

The region's housing market reflects its dual character. Upper Valley communities like Hanover, Lebanon, and Lyme command premium prices driven by Dartmouth's presence and proximity to the medical center. Further south, Sullivan County towns like Claremont, Newport, and Sunapee offer significantly more affordable options, with historic homes, lakefront properties, and rural acreage available at prices well below the state average. Claremont, the region's largest city, has faced economic challenges since the decline of its manufacturing base but is working to reinvent itself around arts, outdoor recreation, and small business development.

For outdoor enthusiasts, the Dartmouth–Lake Sunapee region offers exceptional variety. The Appalachian Trail passes through the region, and the Sunapee-Ragged-Kearsarge Greenway connects three mountain summits in a 75-mile loop. The Connecticut River Water Trail provides paddling opportunities from the Canadian border to Long Island Sound. In winter, Mount Sunapee Resort and the region's extensive snowmobile trail network draw visitors from across New England. The region's combination of intellectual culture, natural beauty, and genuine community makes it one of New Hampshire's most distinctive and rewarding places to live.
